The traditional real estate market suffers from several limitations: a high entry capital, long and opaque investment cycles, and low asset liquidity. To address this, Nestra introduces an innovative model of tokenized real estate investment. It relies on the acquisition of carefully selected properties, premium renovations, and resale. Tokenization ensures accessibility, traceability, and efficiency for investors.

Geographic scope

The project begins in Thailand, with pilot operations in Bangkok. It will gradually expand to the entire country, then to Dubai, before opening up to new markets in Asia and beyond, as part of a progressive and controlled growth strategy.

NES Token

Token characteristics

The NES token is offered at a price of $500, divisible into $100 shares, providing broader accessibility for investors. Each token corresponds to a share of a real estate asset, acquired, renovated, and resold as part of the Nestra project.

Performance and expected return

During the first launch cycle, the targeted return is +18% over 18 months, including a commercial bonus. Afterwards, the project foresees a minimum annual return of +10%. In addition to this return, cumulative bonuses are added based on performance, loyalty (staking), investment amount, and exclusive programs (Early Birds, NFT Advantages).

Depending on the profile, the overall return can exceed 20% per cycle.

Future developments

The NES ecosystem will gradually evolve to offer new opportunities: Staking → loyalty bonus for investors who reinvest. NFT Advantages → exclusive privileges. Public blockchain bridge (Phase 2) → opening the token to new markets and improving liquidity.

Nestra targets a margin of +30% per operation, combining strategic acquisitions and qualitative improvement of properties before resale.

Applied fees

To ensure the viability and sustainability of the model, transparent fees of 2% are applied: - 1% at entry, covering legal structuring, tokenization, and KYC/AML compliance, and 1% annually, for reporting, governance, and blockchain administration.

The margins generated by Nestra are reinvested to guarantee stability, continuity, and sustainable portfolio growth.

Nestra is a Thai tokenized real estate investment company. It allows any investor to enter from just $100, via the NES token, into real estate assets in Thailand, renovated and then resold at a profit.

The cycle is simple: Purchase → Renovation → Resale. Profits are redistributed to investors in the form of capital + a contractual return of +10% over 12 months, with the option to reinvest in a new project.

Each NES token ($500) yields $550 after 12 months, i.e. a contractual return of +10% per cycle. The token is divisible into $100 shares, for more flexibility. In the future, staking or leasing options may be offered.

Nestra Co. Ltd (Thailand): 100% Thai company, operator of acquisitions, renovations, and resales. Supported by Juslaws & Consult, specialized in business law and crypto compliance. • Nomis Holding Ltd (Dubai, Free Zone): complementary company receiving funds, managing the platform, and redistributing profits. Managed under the supervision of HBS Emirates. • Regulated partner: XSpring Digital (SEC Thailand) for tokenization and token distribution.

No. The NES token is a utility token used exclusively on the platform. It is not yet publicly listed. Trading will first only be possible between Nestra investors.

Financial flows and return distributions are automated through smart contracts on the blockchain (via XSpring Digital). They guarantee traceability, security, transparency, and automatic execution of repayments and returns.
